Frequent Questions

National Disability Insurance Scheme (NDIS) home modifications are custom changes to your home’s structure, layout or fittings to help you live more independently and safely. Below are some frequently asked questions about Cemak Adapt Pty Ltd.

1. Site Assessment and Consultation

We work closely with clients, their support networks, and relevant healthcare providers to establish precise requirements and desired outcomes. This stage focuses on understanding client expectations, daily routines, and responsibilities while works are undertaken, ensuring minimal disruption and clear communication throughout the project

2. Design, Recommendations, and Quotation

Based on the assessment, we provide clear recommendations to achieve the best possible outcome. Clients receive a detailed design outline, transparent costings, and an explanation of each stage of the works, including estimated timeframes. Clients remain in control of selecting materials, fixtures, and fittings.

3. Project Management and Construction

Upon commencement, a dedicated project manager oversees all works, ensuring trades and contractors adhere to relevant building codes, standards, and guidelines. Where possible, Cemak Adapt engages trusted local trades to deliver reliable, high-quality workmanship.

4. Completion and Follow-Up

At completion, a full handover is conducted to confirm all works are functioning as intended. A follow-up review is carried out approximately 4–6 weeks after completion to ensure the modifications continue to meet client expectations and needs.

Minor modifications are small, non- structural changes costing under $20,000. They are split into Category A ( under $10,000) and Category B ($10,000 to $20,000)

Complex Modifications are High-cost (usually over $20,000) or structural changes, such as widening of doorways or installing roll -in or open walk in showers, which require licensed builders and often structural design planning

You should discuss your needs during your NDIS planning meeting or plan reassessment. Typically, a suitably qualified Occupational Therapist (OT) must conduct this assessment to confirm the modifications are “reasonable and necessary” for your requirements.

Approval timelines vary, but it typically takes between 4 to 8 weeks after all documentation (OT reports and quotes) are submitted to the NDIA.

Yes, but if your plan is Agency-managed, the builder must be a registered NDIS provider.

If you are self-managed or plan-managed, you have more flexibility to use non-registered builders who are licensed and insured.
