Funding Information

NDIS funding provides eligible Australians with disability individualised budgets to pay for “reasonable and necessary” supports that help achieve personal goals. Funding is allocated via an approved plan across Core, Capacity Building, and Capital budgets. It is not cash, but rather funds managed through self-management, plan management, or the NDIA.

How it works

Key Stages in the NDIS Home Modification Process:

  • Types of Modifications:
    • Minor (Up to $20,000): Non-structural, such as handrails, widening doors, or ramps.
    • Complex (Over $20,000): Structural changes like lifts, bathroom renovations, or room extensions.
  • Requirements:
    • Written permission from the property owner (landlord/body corporate) is essential before approval.
    • The modification must directly relate to the disability and be deemed reasonable and necessary.
    • The NDIS will generally only fund the basic, functional requirement rather than luxury, premium, or purely aesthetic upgrades.
  • Initial Assessment (OT): A registered Occupational Therapist evaluates the home and functional needs, creating a report that outlines necessary changes.
  • Obtaining Quotes: For modifications, quotes from NDIS-registered builders are required. Two quotes are needed for complex, high-cost modifications.
  • Approval Process: The OT report, scope of works, and quotes are submitted to the NDIA for approval. The NDIS aims to process these requests within 14 days, although complex cases may take longer.

Once approved, the NDIS provides funding in the plan to pay for the modifications. It is critical not to start work before receiving formal NDIS approval. View NDIS guidelines here >
